Priced after we walk the property with you.
Twice-weekly schedules run June 1 – November 30; the second weekly visit is $15 less than your standard rate. Monthly estimates assume four weeks. Tequesta, Jupiter, and Jupiter Island are our standard area; North Palm Beach, Hobe Sound, and Stuart add $10 per visit.

Weekly and twice-weekly clients get priority scheduling for every named storm. We work through our client list in order of storm plan, then take other requests as time allows.

How billing works.
Free first walkthrough
We meet you or your property manager at the house, build your checklist together, and confirm your rate before anything is scheduled.
Vacant homes, verified owners
We service vacant, owner-occupied properties only, and verify ownership before our first visit.
Monthly invoicing
You're invoiced by email at the end of each month for the visits and services actually completed. Pay by check, Zelle, or card.
No long-term contracts
Service is month-to-month. Pause while you're in residence and restart when you leave. Just give us 14 days' notice to stop or change your schedule.
Repairs billed direct
When a visit turns up a problem, the plumber, A/C tech, or contractor bills you directly. We never mark up another trade's invoice.
Your approval first
We call before authorizing any repair. In a true emergency we can't reach you on, like active water, we'll stop the damage first and call you right after.
Pricing Questions
The questions people ask first.
Why does the price depend on the size of my home?
A proper walkthrough means checking every room, bathroom, and water line. A 1,500 sq ft condo takes about 20 minutes; a 5,000 sq ft home with a pool and guest suite takes closer to an hour. Pricing by size keeps it fair for everyone.
How often should I schedule visits?
Weekly is what we recommend for most homes, since an A/C failure or slow leak can do real damage within days in our humidity. Every other week works for condos with building staff or homes with newer systems. During hurricane season many owners move to twice weekly.
Does my insurance require home watch?
Some homeowners' policies have conditions about homes left vacant for an extended period, including regular inspections. Check with your agent about your own policy. Our dated, photo-documented reports give you a clear record of every visit.
What if I'm only away for a few weeks?
That's fine. There's no minimum term. We'll do the free walkthrough, then visit on whatever schedule covers your trip at your normal per-visit rate.
What will I pay if something goes wrong?
The phone call and our time arranging a repair are included. If you need us on site with the repair person, that's the vendor meet rate (from $75 for the first hour). The repair itself is billed to you directly by the trade, with no markup from us.
Can I change my schedule or pause service?
Yes. Most seasonal clients pause while they're in residence and restart when they head north. We ask for 14 days' notice so we can plan the route.
Do you charge extra for waterfront homes?
Standard waterfront homes are priced by size like any other home. Properties with docks, boat lifts, or seawalls fall under our Estate & Waterfront plan, which includes those checks in the quote.
Are prices the same year-round?
Yes. Your per-visit rate doesn't change by season. Storm prep and post-storm work are billed as listed above.
